    Session Details

    Reporting from the DFI-Division of Consumer Services: A discussion covering common examination violations, general best practices, and an overview of recent Enforcement Actions.  

    1099/FIRPTA: The session will cover proposed changes to IRS Form 1099-S along with case studies on FIRPTA withholding situations.  Session attendees will have the opportunity to ask questions about their own escrow transactions involving foreign sellers and how to report sales to the IRS.

    Good Funds and a Glimpse into a Future Closing: This session will cover what "Good Funds" means across the country and how sometimes meeting the minimum requirements of your state may not be "Good Enough." We also discover how the road to eClosing may look on your desk in the not too distant future.

    HUD Investigations: The subject of the presentation will focus on fraud and the liability for industry professionals.  The liability for industry professionals can be in the form of administrative, civil and/or criminal. Case examples will be provided to explain how industry professionals can recognize these different fraud schemes and how to report those schemes once they are discovered.  The presentation will also provide information on the Federal and State of Washington primary statutes charged in mortgage fraud investigations.

    Uniform Closing Initiative: All about UCI. How the Uniform Closing Instructions transitioned into the Uniform Closing Initiative. What that means to the settlement agent on your desk. Will I see implementation in my lifetime?

    What’s New for LPOs? This session covers recent changes to the APR and what effects they will have on Limited Practice Officers, statistical data regarding the current status of LPOs in the state, as well as ethics scenarios.

    Scary Stories from a Closer: A presentation of actual transactions over 44 years in the business. Imagine reading the newspaper and there in print is a client of yours involved in a Ponzi Scheme and you closed a bunch of them! Or, how about being sued because you let a client use your fax machine? Or, how about the FBI coming into your office and taking six of your files that were involved in one of the biggest mortgage fraud in Washington State! Some of the stories will amaze you, some will scare you! But you will take away from this presentation to ALWAYS follow your protocol and TRUST YOUR GUT!
